Butterfield features right-sized Parker horse properties on the southern end of the town.  The lots in range from 2 acres to 5 acres.  These premier properties feature sensational mountain views--Pikes Peak to Longs Peak--and beautiful Ponderosa pine trees.  Variated terrain and open space add to the privacy of the Butterfield countryside.  Yet Parker is moments away.

A town of over 50,000 residents, Parker holds fast to its Western heritage.  It is 20 miles south of Denver.  Downtown Parker offers quaint shops and unique restaurants.  Nearby, a plethora of recreational activities keep residents on the move.  Trails for hiking, biking, and horseback riding run through the area.  Colorado Golf Course is next door.  Lakes are close by and skiing in the Rocky Mountains. 

Details Butterfield Subdivision

Large single family homes with traditional architecture dominate the Butterfield subdivision.  Built over four decades, most of the homes feature 3-6 bedrooms and 3500-5000+ square feet of living area.  Newer homes offer modern bells and whistles and most of the older homes have been updated or remodeled.  Set in the ridges and rolling foothills, properties may also include fenced pastures and outbuildings.  Prices begin in the $450,000s and top $1 million. 

Butterfield was developed in the late 1970s just before the incorporating of the Town of Parker, Colorado.  A few vacant parcels remain.  Prices range from $300,000 to $500,000. 

Homeowners association fees are less than $200 annually.  Streets are paved.  They include Sunset Trail, Sunbeam Trail, Sunrise Trail, Sunburst Trail, and Sundown Trail.

Namesake History

The area comes with a rich history hewn during the 1800s.  Parker was along the Smoky Hill Trail (Starvation Trail) and Cherokee Trail.  The first stage service in Parker was the Butterfield Overland Dispatch Express and Freight Line (circa 1865).  It became part of Wells Fargo after being purchased by Holladay. 


Douglas County Public Schools serve families living in Butterfield at Iron Horse, Mountain View, and Northeast Elementary schools, Sagewood Middle School, and Ponderosa High School.  Douglas County offers open enrollment and school choice. 


From Denver, take Interstate 25 South and E-470 to Parker Road/Highway 83.  Take Exit 5 from E-470N.  Follow Highway 83/S. Parker Road and Hilltop Road.  Turn right on N. Sunrise Trail.
